Selling Your Nevada Real

It's best to think of selling a home as a process, rather than a single event. It begins when you get your home prepared. Next you list and market it, and finally we find you a buyer and close the deal. Only after going through the entire process is the house actually sold, and you get your check.
The last part of the process is the closing. It is the time between signing the purchase contract, (after agreement on price and terms between you and the buyer is reached), and the day the title deeds have been transferred to the purchasers.
The closing usually coincides with the time between opening and completing escrow. Escrow is a neutral third party
(an escrow company or,
sometimes, a real estate attorney), which holds the title, money
and documents in limbo until everything necessary to complete
the sale is in hand. Then it records the title in favor of the
buyer, and disperses the money and documents to the appropriate
parties. Escrow is usually opened as soon as there is a signed
purchase agreement.
The time for closing escrow is almost always limited by the
sales agreement, typically from 30 to 45 days.

know and love. Rather, buyers may only get a quick walk-thru and
then they're off to the next home. In order to catch a buyer's
eye, and to convince them to make a substantial offer, your
property must stand out.

right for you, it will be right for everyone. All lived-in
properties have a "lived in" look and need to be freshened up
prior to putting them on the market.

Sign and Flyers - Our signs are prominently displayed on your
property with flyers available in a box beneath the sign. The
flyers usually provide information such as the price, the basic
accommodation of your home, and include a picture so potential
buyers who stop by will remember your property and call back.
List On The MLS - Your home will be listed on the Multiple
Listing Service or MLS. This allows all of the hundreds
(sometimes thousands) of other agents in the area to work on the
sale of your home.
Price Guidance - As licensed realtors we will provide you with a
Comparative Market Analysis or CMA. This will determine the sale
price of your home at true market value.
Open House - This involves an open day/s for your property.
These can be very helpful, particularly when they involve
bringing other agents by to see your home. The more exposure
your home gets, the sooner it's likely to sell.
Private Viewing - As your real-estate company we will be
responsible for showing potential buyers around your home, so
whether you are a resident or an absentee owner, viewings will
be taken care of for you.

It is your choices picked from a vast range of designs and options available, which make your dream home yours. From the direction that your porch faces to the pattern of the bed linen, from the size and shape of your pool to the color of your front door, the scope for designing your own customized home is almost endless.

The most difficult part of designing your custom home is deciding (or in many cases agreeing with your partner!) what options you want.
From the dream to the reality, custom Las Vegas real estate typically takes between nine and twelve months to completion. We will oversee and manage the whole building process for you, giving you complete piece of mind that your home is developing as scheduled. Your personally assigned manager/realtor will visit your plot at least once a week to check on progress, and if required send you weekly status reports and photographs.
At certain points during the building process you will be invited to attend a "walk-thru". A walk-thru is needed so that each major part of the development is signed off and agreed before work continues. Typically you will have two walk-thru's; the first after the initial house and internal framework are finished; the second when the house is complete and ready to be handed over to you.
Unlike the custom homes, inventory homes are those that have been completed to a general or popular specification. The advantage of this is that the finer details have been taken care of for you, and the property is ready for you to move into. A final walk-thru is advised just to ensure that everything is to your satisfaction before the purchase. Some options, like the "ready to rent" option, are also available on inventory homes.
A property that has had a previous owner is known as a resale home. A resale home will normally be ready for you to move in to, and will just require the transfer of title deeds to the new owner once the purchase has been completed. Resale homes are normally subject to being in a chain (reliant on the sale of another property before your purchase can take place).
